RCC Foundations for Industrial Buildings: Getting the Basics Right

A foundation is the one element you cannot inspect after handover and cannot easily repair. Everything above it depends on the two weeks of work that happen below ground level, usually under time pressure, often in poor weather.

Soil investigation before design, always

Designing a foundation on an assumed bearing capacity is gambling with the entire structure. A proper geotechnical investigation costs a fraction of one column’s remedial work, and in Mumbai’s highly variable ground conditions it routinely changes the foundation type entirely.

Check reinforcement against drawing before the pour

Cover blocks in place, bar diameters correct, laps at the right locations and lengths, starter bars positioned for the column above. Once concrete goes in, none of this can be verified or corrected. We photograph every reinforcement check before pour and issue it with the pour record.

Control the concrete, not just order it

Approved mix design, slump tested at delivery, cubes cast and tested at 7 and 28 days. Concrete that arrives outside its slump window and gets water added on site is a strength problem nobody will discover until much later.

Curing is a scheduled activity

Curing gets skipped because it happens after the visible work is finished and the crew has moved to the next element. It should be on the programme as an activity with someone responsible for it, because strength gain in Mumbai heat depends entirely on whether it happened.
